Hopefully this development will spur further development on Dean Forest south of I-16...

During a non-voting workshop Monday, City Manager Ron Feldner said Garden City will take on responsibility for public improvements in the forthcoming mixed use development, including streets, sidewalks, utilities and landscaping. Roberts will be responsible for construction of its proposed development, including more than 200 multifamily units behind Garden City City Hall and about 70,000 square feet of new office space with frontage on Dean Forest Road.

Work on the sale has been ongoing since city officials voted last April to sell the 19-acre property to Roberts Properties for $1.3 million.

The firm was one of two to compete for the purchase and although its bid price was lower, Roberts was ultimately selected for the quality of its proposal — a blend of multifamily and light commercial uses around the existing Garden City City Hall and police department.

In June, the City Council approved the initial sales contract that established each side’s responsibilities as the sale moved forward. Feldner said at the time the contract included a requirement for a development agreement so that once the sale was finalized, the development plan would be outlined and construction could begin.

If the amended contract is approved by the City Council next week, he said, the preliminary plans and architectural renderings could go before the city’s Planning Commission in May. Detailed designs could be up for city approval in late 2017, Feldner said, and construction permits could be issued by early next year.
