I am curious if either Quinby or Florence will attempt to annex it? From Florence perspective it would edge the city closer to future development east of town along SC Hwy 327..not to mention picking up a few thousand existing residents in Glendale. Tax revenue from industrial property may vary depending on the nature of the tax incentives that are used to land the company.. Often times they get exempt from various taxes by the State and County which may take incentive to annex away from the municipality. Also some jurisdictions also charge more water/sewer rates to properties outside of the city limits that use the citys services. Unless those rates are negotiated as part of the "incentives" the city likely wouldnt want to annex in order to have the industry pay the higher rate as a large potential consumer.

Is this development “Project Pizza” or is that separate from the link you provided showing the industrial park development?
This project (Battery Plant) is Envision right?

Project Pizza is something else - just haven't heard anything about it until I saw this.
Well there's Michelin in Lexington and Continental in Sumter for what it's worth. I also think it's only a matter of time before the I-77 megasite in Fairfield County lands something like the EV battery plant recently announced for Florence, or something larger.
A huge reason why a lot of large developments are coming to SC is the expansion of the Panama Canal, now ships from Asia won't have to off-load on the West Coast. It'll be a game changer for Gulf Coast and some East Coast ports.
