I think there is a thread about this floating out there, but I'm not surprised about Mattydale, which is starter/older suburban home central. It is in a good location as well. For those interested, it is in the North Syracuse SD, the second biggest school district in the area: https://www.nscsd.org/

It actually has room for more development in terms of mixed use like in this plot along Route 11/Brewerton Road, where a former skating rink and a one time home of L. Frank Baum(author of the Wizard of Oz): https://www.google.com/maps/@43.1028...6656?entry=ttu

Let's not get carried away here with Mattydale.

I would rate it a C+ area because of all the eye sore business store fronts surrounding the community.

For me, I would say the best value area is Chittenango because of the lower taxes and low crime for Madison County. For Onondaga County, the best value is either Liverpool or East Syracuse.

We all know F-M and J-D are the best areas, the recent tax increases make these poor value unless you have strong pension going into retirement.

In terms of the bolded, the village is more a of a blue collar company village, that grew up around the railroad. So, I can see the greater East Syracuse area and select parts of the village versus the village as a whole. Not that it is terrible or anything, but tastes will vary.

As for the best areas areas, you also have other very good school districts like Westhill, Marcellus, Skaneateles and Cazenovia, among others.

To go back to Chittenango, the village is solid and walkable in parts, but it also could use some infill and due to being a village, you may actually have to look into its taxes. Again, not a bad place, but there are some things to keep in mind.

Keep in mind that the list was from a publication and may have select criteria for why they came up with their conclusion.

Personally, in terms of suburbs, Camillus is a sleeper in terms of good schools(West Genesee SD), plenty of shopping(Township 5, Fairmount Fair, Camillus Commons, etc.), still relatively affordable, good highway access into the city and not too far from the Finger Lakes.

Chitt. is close to Green Lakes/Butternut, and you have a casino that is lively.

Minoa is great too.

Camillus actually has some restaurants, nice parks, things like the Movie Tavern/Axe Throwing at Township 5, more people than those communities and easier access to Syracuse.

Yellow Brick Road is a smaller casino, but it is close to Green Lakes.

Minoa is great if you like quiet, but it is also a railroad town.

It makes sense, given the affordability, easy commute into the heart of the city, it is in the North Syracuse Central SD and is close to plenty of shopping/activities. There is some development taking place with a new community center and some recent facade work.

Others that are similar in the area are Lyncourt and Galeville both also in the town of Salina(Lyncourt SD with option of Solvay or ES-M for HS and Liverpool SD); Nedrow in the town of Onondaga(Onondaga Central SD), Park Hill and Parkwood in the town of DeWitt north of the village of East Syracuse(East Syracuse-Minoa SD), Fairmount(town of Camillus/West Genesee SD), Seneca Knolls(town of Van Buren/Baldwinsville SD), parts of Lakeland(town of Geddes/Solvay SD), parts of DeWitt(CDP), town of DeWitt/Jamesville-DeWitt), parts of Fremont(town of Manlius/East Syracuse-Minoa SD), parts of Westvale(town of Geddes/Westhill and West Genesee SDs) and even the Homewood area in the town of Manlius/Fayetteville-Manlius SD come to mind. I say this due to being older suburban communities/areas that are relatively affordable, have short commutes, solid to very schools, have some shopping/amenities nearby or within the community.

You have other older suburban communities like Bayberry in the town of Clay/Liverpool SD; as well as DeWittshire and Lyndon in the town of DeWitt/Jamesville-DeWitt that are not as affordable, but are still relatively so and have some bigger homes.
