I purchased my house last February and just go a letter from the Harris county Appraisal district stating market value for 2017. That amount is actually about 10k less than what I purchased it for.

Can I apply for Homestead this year?

Your home value has nothing to do with the homestead exemption. All you need to apply for the homestead exemption is for the property to be your primary residence and to have had occupancy on January 1 of this year.

If your taxable value is less than you paid, be glad!!

When you say "last February", do you mean this last one that just passed, Feb 2017? Or do you mean Feb 2016?

If you bought in Feb 2016, you have until April 30th to file your homestead exemption for this year. That's 10 days to get it done.

If you bought in Feb 2017, you cannot file homestead until Jan 1, 2018 as that's the first time you've owner occupied the house as a primary residence on Jan 1.

last Feb 2016. I realizing the difference between Homestead and property appraisal.
