We got a house inspected yesterday that we plan on buying.
The house was built in 1976 on a concrete slab, no basement or crawl space.
The rafters are separated from ridge board. Nails are sticking out about 4 inches.
The doors are sticking
The highest measurement they had when measuring the foundation was 1.5 inches.
Are these serious red flags or is the house just very old and considers normal.

If you live in north Texas, a lot of the soils in this area are clay based which expand and contract based on the moisture of the soil. It sounds like you have major foundation issues. If you are financing the house, the lender will mostly likely not fund the loan based on the inspection report. If you are paying cash, you may be looking at bundle of money for installing piers then the cosmetic repairs to the house; not to mention possible broken pipes under the foundation. I'm not a foundation expert, but I know this from experience with my own house. Good luck

What you are describing can occur from a number of issues other than foundation movement. The foundation measurement you described above is not useful without an actual diagram to view with dimensions, distances, and other aspects that should have been described in the foundation analysis. The 1.5" could easily be improperly screed foundation leaving an irregular surface.



Did your Inspector provide a description and opinion on the foundation?
