I’m looking to expand from my one bedroom/1.5 bath condo in Arlington, VA to a three-bedroom single family home, or perhaps a townhouse. Even after owning my condo for ten years and being no stranger to real estate in the DMV, I’m still shocked by the cost of single family homes in this area. I would love to be close to the Metro, and have easy access to downtown DC without a horrendous commute…but that may be pie-in-the-sky thinking. I love walkable neighborhoods for dining, shopping, errands, etc.

I came across a link for Rockville Town Square and the real estatein zip code 20850 actually looks fairly reasonable. I’m going to walk around the neighborhoods there this weekend, but it seems pretty nice. A decent home for under $600,000 looks pretty doable!

Does anyone have thoughts on this area of town for a mid-30s couple? Too good to be true?

No, it is not too good to be true. Just a caution, however-- If it is close to the Metro, it is also close to the MARC and freight trains. You may be hearing trains at times of the night you don't want to hear them.

The other caution is that Maryland taxes will be higher than Virginia taxes, both property and income taxes.

Otherwise, you can undoubtedly find a nice house under $600K which is reasonable close to shopping and good restaurants.

The town center is also next to a somewhat busy firehouse so add sirens at to the train noise if you are close to it.

There are parts of Rockville walking distance to town center that are a bit sketchy, specifically east of 355/railroad tracks. This may not concern the OP, but a thorough scoping out of the area is warranted!

I recently moved to the area east of the rr tracks (East Rockville) and would say its pretty ideal for a mid-30's couple (which I am). The housing stock is cheaper then on the west side but the school systems are pretty comparable. The housing stock is pretty mixed, a lot of older, shabbier looking places, but as these get sold off newer, bigger places are being built and the think the area will only get nicer. You could definitely get a decent place for under 600k. I do hear the trains and sirens throughout the day but they are for short periods at a time and have not bothered me. I have yet to be woken up by the noise.
