Hi,

We are considering purchasing a house in Aspen Hill but would like to be open to making an extension down down the line. We are currently very interested in a particular house and are therefore seeking someone who's knowledgeable with the zoning laws in this neck of the woods. The street we're looking at is Arctic Ave.

We lived in Wheaton for 30 years. I believe you can expand a house but it has to remain single family. That is, you could add an in-law suite for a family member, but you cannot convert it to a two-family house. You can't turn it into a group home or daycare center either without permission. There will be lot set-back rules and perhaps a maximum footprint on the lot. I think you ought to be consulting with a potential contractor, and checking what it will cost you to get permits. BTW, the building inspectors are very picky, so be sure to find a contractor who will guarantee his work.

There a zoning map for Arctic Ave show all around it as R-90: Montgomery Planning: Interactive maps - Zoning Explorer

The changes on the sheet seem to mean that an accessory structure in the back yard has no limit on the % it can occupy. The front setback is 30 feet, the rear setback is 25, and the side setbacks is 15 feet to a street, and 8 to the side of the lot. Your proposed expansion would have to fit within these setbacks.
