psychofan - thanks for the suggestion. but i think the fraley's green community is the farthest north we're willing to look in moco, and are only considering it due to proximity with shady grove metro and 270...

My fiancee takes the RideOn bus to the Shady Grove Metro station every morning from Kingsview Village. . .usually takes about 35-40 minutes. In any case, keep an eye out on where the InterCounty Connector (ICC) is being built in the Derwood area and east towards I-95 or you might end up living right along a major highway.

A new townhouse with a 2 car garage in a closer in community is a bet of a tall order. You could possibly find something in Fallsgrove, the Kentlands or King Farm. These are slightly older than 3 years but many have TH's with two car garages in the $500K range.

You might fair better in Howard County. I think in the next couple of yrs Howard will become the new Montgomery County so you might as well move to Howard now.

good point about the ICC. didn't even think about that....
we figured howard county might be our best bet. seems to be our best option based on our desired criteria... now the only question is where in the county?...

In what way??? I live in Howard County, and it is not really anything like Montgomery County.
OP- If you live off of RTE 103 in Howard, the Marc train station is just a few miles away, and the train will take you into Union Station in about 45 minutes (depending on the train). Rte 103 goes through Elkridge and Ellicott City. Don't know of any new townhomes along there, but Shipley Grant is very close to the train station as well- a quick drive down 100.
