If you buy a home that was built in 2002 or newer you will find that the insurance premium will be tremendously lower.

Why is this? Are the newer homes built to withstand wind damage better?

Hi. I have just relocated from out of state to Boca. I am not that familiar with FL though I stayed in Wellington for awhile and have family in Boca. Anyhow I am renting because I am not sure how long I will be here. I really looked in many areas and each had its pros and cons. I do feel Wellington is younger then here but am happy with my choice. I do know that if I were to buy in the condo I am renting it would be like 9000 a year for club membership and not sure what else you have to join so I agree make sure you look into that. I heard some if you don't use it you can part of it back when you sell but this could be misinformation. I am young but have moved a lot and in my eyes it is better to rent even for a few months until you know the area especially if from out of state. What one person may like here you may not and then you may be stuck. It is not so easy to sell a house these days. Good luck

I'm considering buying because I plan on this being a long term move. Otherwise, I wouldn't uproot my family. I realize most here say housing prices are going nowhere for a while, and they may be right, but I'm not sure I'm willing to risk it. I don't want to rent forever. We are a young couple as well, but with the kids good schools outweigh the older demographic. What I am strongly considering now is trying to get a steal on a one year rental house, and use that year to sell my current home and try to cherry pick a house from the bottom. Maybe this will open up short sale homes as an option.

I know I'm at my quota, but one more question: Anyone know of a couple of neighborhoods in Boca in the 250k range(or <2k monthly rent) with a significant number of families?

If you are going to rent stay away from the apartment complex on Palmetto and Powerline. Apartment has many problems and Equity apartments are not kept up. They may say they are in the process of upgrading don't believe them. I had a very bad experience with this apartment complex. The buildings are sinking into the ground the patios are flooded and the water goes in the apartment. Stay away
