yeah bahia at delray, nice little place for the money. The grounds aren't too well maintained, but the units are remodeled in most cases.

Yeah you can rent them out for a decent rent for the price. I don't personally have a listing in there, but know of a few good ones.
I believe it's a cash only building though.

Too many upside down units in the complex, most lenders won't finance a complex like that, and they don't want more people foreclosing/not paying HOA dues.
Foreclosures are usually an easier process, unfortunately there aren't any in there right now for 2/2's.
I sent you the short sales that are available, if it's one loan it shouldn't be too bad... (key word shouldn't)

what about Pines or Pines ridge? think i saw 2/2 in delray for 67k and maintenance was about 288.
