If looking to rent for a year, would you work with a realtor? why or why not? how would they get paid?

As long as they are knowledgeable!

When I moved to WPB, I went to one of those "rent finders" places.... I knew more about available buildings and properties than the guy working behind the desk!


Realtors typically get paid by the landlord/apartment complex.

I don't see how it can hurt, unless you run into the guy tri met Like he mentioned the owners/apartment complex pay the commission.
A realtor can help you research the owner as well to see if they are in the foreclosure process. If you would like assistance feel free to contact me.

I had a fantastic experience working with a realtor when I moved to Jupiter this summer. Especially if you dont know the area, I'd recommend it. Of course, I did some research to be sure the guy was legit, etc. I didnt have to wade through a ton of places Id never live in- he took the time to ask me what I wanted and only showed me places that fit. He also knew tons about the area. They get part of the deposit you pay for the place- the realtor you work with and the leasing realtor (if different) split the deposit the owner of the home has negotiated.

I have used a realtor 2 times with rentals.This was not an apt search one though. It was a realtor who represented the owner but for one reason or another he did not want to deal with the renting process. I have mixed feelings towards this though if one likes a private owner condo type rental there is no alternative. They get paid though through the owner and I think many just use it to get referrals as they don't make a lot of money off this.

I had a great experience renting through a realtor. She was able to negotiate down the rent and made changes to the landlord's proposed lease agreement so that I would be protected. The landlord paid the fee.

I would check: www.vrbo.com (http://www.vrbo.com - broken link) and www.vacationrentals.com

I have used these two sites alot for vacation rentals, but considering
the economy LOTS of these owners would jump at the chance to
rent annually.

A lot of them advertise, nightly, weekly, monthly and annually.

Especially in the PBC area where they overbuilt, there is a premium of
reasonable rentals.

Err.... you may get lucky, but usually these people want top dollar, and/or have furnished rentals. Probably better off to just go to realtor.com or come down and find a realtor. If you are looking for a temporary rental/seasonal these can be great sites.
