Working With a Real Estate Broker
Working With a Real Estate Broker is not a contract; so don't be afraid to sign it. If this form is not discussed with you prior to viewing a SF or 1 to 4 unit property--change REALTORS.
If you feel you are not getting good service...It could be because of a lack of commitment on your part. This is when it is important for you to understand the difference between client and customer. If you expect full, devoted service you need a REALTOR/agent that you personally trust and are committed to having that person see you through to closing.
Most REALTORS work for free until closing. Seldom does the commission come directly from your pocket, but indirectly. MLS properties for instance, usually have a buyer agent commission to be paid at closing by the seller side of the transaction. Therefore, it may seem the buyer agent's service was free.
Many times referral fees are paid to REALTOR/agents who help lease or rent a property.
What if the best property is a for sale by owner property? If you have been working with a REALTOR, please do not exclude them. Sometimes a seller will pay the REALTOR/Agent. Sometimes not. In working with a REALTOR/Agent; these things should be discussed with you prior to the event.
It is your option whether or not to acquire the services of a dedicated REALTOR/Agent. You may be able to do fine without help. If you are under stress, maybe have a short time line--the services of a REALTOR should be worth as much or more than the commission.
