BTW, additional information on areas (zoned to good public schools rated over 8 on greatschools.net) and within walking distance to shopping/groceries would be greatly appreciated

I live in Riverdale ( NYC I am assuming) and I have never heard of Beacon heights elementary school. The public schools here are PS 24 ( Spuyten Duyvil School) and PS 81 ( Robert J Christen School). Both schools are good and gettign better as more families are staying in the neighborhood as opposed to moving to the suburbs. Central Riverdale is a good location as you can walk to stores, playgrounds, parks etc ,close to transportation and walkable to PS 24.
