In Lawrence, you might be able to get away with it. Smaller houses are often easy to trade in Lawrence because people buy them and rent them out to college students.

So long as you don't mind the commute. Otherwise, I'd find a cheap place to rent in Topeka, if you don't mind living in Topeka.
Topeka was a nice place to live--blooming trees on the Capital grounds, lots of see and do.now they have bike trails and a dog park-was healthier when I lived there due to the fact that it is a walkers paradise-sidewalks set in from the road, big trees all over. Not much crime at all compared to other cities.Wonderful bus system that stops running at 7 pm to keep the city safer(you can charter a bus for later times,if you need one,for only a few dollars)The main thing that I didn't like about it was the humidity in the summer time.Lawrence is also a great town to live in-so much to do there.Would think the housing might be cheaper in Topeka but not sure of the current market-was fairly cheap when I lived there in 2002.
