This quick tip is for both landlords and tenants. At the beginning of the walk through, before the property is rented, take pictures or video! Almost all cell phones now come with reasonably high definition cameras with the ability to take video and the quantity of pictures are only limited by the storage space available. Be prepared to take a lot of pictures.
Both parties swap pictures and you now have a record of the condition of the property at the time of possession. Save the pictures to a thumb drive, in ‘the cloud’, or to an external hard drive and keep them in a safe place. You can even have a signed agreement that you both agree that the pictures represent the condition of the property at the time of occupancy.
