I bought a small piece of property 18 months ago in prep of moving to the Huntsville area during the BRAC builded up. Our current house is in another state and once we sell it, we will be moving up there to build on it. I have noticed in the past year or so, house prices have crept up. Is this true with raw and farm land? If so, how much is an acre of land going for in the Morgan county area. I am curious if the value of my land has appreciated or if I bought it for the right price.

I can't tell you specifically about Morgan County, but I've been looking just across the border in Lincoln County, TN. There, for the larger parcels (20+ acres), people are asking $5000/acre and more. Seems to me it's doubled in the past couple of years.

Just out of curiosity, I did a quick search on realtor.com. I don't know where your property is in the county, or how much acreage you have, but there is a lot of expensive land in Morgan County. The cheapest I found was $2500/acre down in the Hartselle area, but most listings were much, much more. Generally at least $8000/acre and up for parcels of any size at all.

Thanks for the replies. I was looking online yesterday and I noticed acreage was going about 1K - 2K more an acre in my area. I wasn't sure if this was seasonal or if raw land prices were creeping up.

A neighbor commented on how he could have bought land in 1956 for $50/acre. Nuff said.
