Looking at possible property 20 miles southeast of Delta Junction. Is the weather any worse that much further down, i.e. wind, snow, cold, etc. I know from living in northwest Alaska about wind, temp, etc., but I'm not that familiar with the Delta Junction area and especially what the weather may be like 20 miles SE of Delta compared to Delta itself. Thanks for any information.

Is the property on the Richardson Hwy or on the Alaska Hwy?

Probably Sawmill Creek Road or somewhere around there. Climate is about the same as in Delta, but Delta's generally a little colder or windier than the old weather station at Big D would indicate (if you're looking at climate records or something). The whole region is MUCH windier than Fairbanks, but not as cold as Tok. One thing to note is that a very consistent wind blows right up the Alaska Highway in winter (SE to NW), so it helps to have a good stand of big trees SE of your house, and you may have to deal with drifting snow in that area.

As always in Alaska, land should never be bought sight unseen. The Delta area has gravelly soil, with relatively little permafrost issues, but you can never be sure.

Yes, it's in the Sawmill Creek Road area. No trees close to the house in this case. Do you know if gardens prosper decently up there. After leaving NW Alaska several years ago, we are now in West Virginia and can grow the typical green beans, tomatoes, squash, etc, but I would highly doubt it if that can be done iin the area we are talking about. Maybe in a greenhouse??

My dad and many others have great gardens in Delta Junction, but he did start some plants inside the house and he had topsoil delivered to the garden area. Delta is a big agricultural area.

Thanks for the info and web sites on the Delta papers. Do you or you Dad grow any of the "southern" crops like green beans and tomatoes outside during the summer, or do they have to be done in a green house?

He grew green beans and peas outside and tomatoes in a mini greenhouse. Lots of squash and greens grown outside too. We have really warm but short summers here.
