We are totally lost as to where to search for our dream property. What region? We'd like to be at least 100 miles either way from Anchorage.

Anywhere in AK would be okay with us but we do want the following:

1. An area with lots of snow - a must !

we would prefer to enjoy the snow and not be holed up inside because of super fridgid temps, is it possible to have a place with lots of snow but not sub zero temps? We would prefer 80 - 100 + inches per year

2. Low Winds - is there an area where it's not too windy but relatively calm with large amounts of snow? A gusty blizzard every now and then is fine but we don't want year round heavy winds.

3. Property with snow covered large peak views and heavily wooded spruce lined rushing creeks and lakes. We like lots of evergreen trees.

We're not into marshy bog areas or large rivers.

4. Finally, ... is it possible to own an entire lake without costing a small fortune? Maybe something secluded and remote. ( other than state land sales)

What part of AK would you choose with these things in mind?

Thanks in advance for all of the great replies, we look forward to checking back daily.

Good Luck With This...

Yes Rance - into the wild... ya know any place other than a populated city

What I mean by access is not important, is that we would like to be able to put in an airstrip and fly in or float plane onto the property.

I may be off a little on the 100 miles for Anchorage thing, it's really not that big of a deal to be close to anchorage. We're just more into seclusion and scenery.

How is Valdez? Do they get alot of mud slides or rain?

By the way, the cold temps are fine and expected, but we'd rather not deal with the Fairbank's area minus degree weather on a daily basis.

Hi! after doing some research, we are thinking about Valdez. Any info about the area?

Is there any danger of mudslides in the area in the spring/summer from all of the rain? Is it windy there?

From everything I can quickly find, Valdez isn't windy on average.

But it gets about 220 inches of snow a year.

You might want to check out the more remote edges of the Matanuska-Susitna Valley if growing food is a priority.

http://en.wikipedia.org/wiki/Matanuska-Susitna_Valley

Gets at least 50 inches of snow. Has a lot of lakes.

Mudslides are possible near disturbed ground (logging or mining) or near rivers that have issues with either upstream from wherever you are but if the land has its forest cover and is not real near a river with upstream issues, then this is probably not a problem.
