I've been looking for a home to purchase. I finally found one, but the inspection yesterday came back that a portion of the in slab ductwork, sonotube, has collapsed. Now, the general inspector says that the collapsed ductwork could be blocked off and it wouldn't bother functionality.
I'm trying to decide if I still want to buy the house. I love the house, but I'm deterred by this ductwork section. I seems like other areas would collapse, we could get termites, and it could really become a money pit. Or if I tried to re-sell a few years down the road, I'ld have to fix the ductwork.
Now on the bright side, the house has a pitched roof and some tin ductwork in the attic. It seems possible to run tin ducts to other rooms in the house. But, this would be expensive.
Should I buy the house, or would it be a money pit? Is it worth renegotiating? maybe for the cost of attaching the ducts in the attic?
*This is an investor owned house. EVERYTHING is renovated.
Had the same problem in my house. Only found out when we went to sell. Had to do the heating from the roof. Cost was 12000.00 I would run not walk away.
We had the same situation when we considered buying a house. Had extensive analysis of the ductwork done. Great house, but we realized it would definitely become a money pit as well as would be a pain int he ass on resale. Suggest you do the same.

Curiosity; why not have the seller pay for putting duct work in the attic or renegotiating the price?

My agent is suggesting blocking of the portion of duct work that is collapsed. Does anyone have any thoughts?
