Thanks for the insights and tips, everyone! I sincerely appreciate it. It has given me a lot to think about in terms of priorities, schools vs space, etc (because the budget is maxed at 400k).

We have decided to open up our search to the NW area. Volcano Vista HS rates well and it will be closer than Rio Rancho. The balance of home price for square footage brings more opportunity for us to build out an in law suite or adapt a flex space. I know the commute will be tiresome, but we have lived in DC, Seattle, Baltimore, Boston, and San Diego and currently regularly deal with LA traffic a few times a month, so we are familiar with commuting. My husband will have somewhat flexble hours and my job is mobile thorughout the metro area, so I think we can swing the commute from the NW area.

They may be allowed in some areas if they don't have their own kitchen. The Albuquerque Country Club area has some if you're flexible on location.

It does seem that the kitchenette a factor in the flexibility of these spaces. Good point.
