I thought it was very helpful and interesting.

You are, however, an expert in RE investing rather than a homeowner only 'trying' it out - looking to avoid recognizing a loss that has already happened.

I just want to keep stuff in perspective.

Dumping your house for 10's-of-1,000's-of-$$$'s *is* a "gut-wrenching decision" to have to make. I appreciate that bit.

The sooner the house is sold - for whatever price - the sooner you can really get on with your life.
