Aspects of the Cabo Rojo Project

Overall density of the project will be of 4 inhabitants per hectare over an area of 3,800 hectares. Only 15% of the Cabo Rojo territory will be devoted to hotels with a total of 12,200 rooms. Residential developments will occupy another 11% of the project.

With this new project, the population density in the area should increase. See the previous post where the maps are posted highlighting the Cabo Rojo area.

An aerial view of the expansion of the Barahona-Oviedo-Pedernales Highway, which is really the only land access to Cabo Rojo from the rest of the DR, and the Cabo Rojo site.

Not part of the Cabo Rojo / Barahona Highway Expansion projects, but geographically nearby is the Monte Grande Dam currently under construction near Barahona town. Once the dam is built, it should help in improving water access to the farmers in the area in addition to drinking/washing water not just in the Barahona province, but also in Azua. This area tends to have a semi-dry climate, especially in Azua, so this dam will be of great help. Most dams in the DR are in the Central Mountain Range, but this one is in the Sierra de Neiba (I think the first in that mountain range).

This next two posts will be updates regarding the port and hotel areas.

The construction of the airport has been affected by a legal issue, but that has been resolved and recently the required public tender has taken place (basically, the company that will build this according to plans already created will win the tender by vote (not public vote.) In theory, the Dominican government has accepted this process since many years ago to prevent corruption (having all government building contracts fall on one builder who could me friends of the president.) Government building contracts tend to be juicy since few things it build doesn't require millions of dollar$. As it's obvious, the hotels part of this project will not "take off" (no pun intended, lol) without an international airport nearby.

This project is expected to be revolutionizing for this area in terms of job creation.

The Port

The following is an article published in the Listín Diario newspaper on December 8, 2023, page 24. It basically says that the first cruiseship to ever make a port of call in the Pedrnales province is expected to be some time between December 15, 2023 and the first week of January 2024. It will be a Royal Caribbean cruiseship with upwards of 3,000 passengers (including the tripulation.) Right now the only thing to do there are whatever activities in the cruiseship port and excursions to bahía de las Águilas (Eagle Bay) which is the nicest beach in the entire South region of the DR and I think even nicer than the one in Punta Cana, though due to the more intense semi-desert climate of the area it lacks the palm trees that are so abundant on the coast in Punta Cana. It's within a national park, so most likely that will not change. In the future there will be more attractions in the area and maybe even excursions to Anse-a-Pitre if security allows that, though I think it will since that area has never been affected.

The immediate area of Haiti could benefit from this tourism development, particularly if they create a market selling all sorts of souvenirs to tourists and the creation of Haitian tour guides that would be knowledgeable of what is there to see in the area. I understand that near there is the start of an extremely beautiful white sand beach with a mountanous backdrop. In fact, that is one of the longest unbroken white sand paradisiacal beaches on the island, completely void of tourism development (despite the people could use many of the jobs and small business creation opportunites) or much of any development for that matter. It really is a matter of the Haitian government as it can put in place a law (if it doesn't exist) that requires that sll tourist guides, employees of tourist focused businesses, etc have to be Haitian citizens. Haiti already requires a tourist card for people from certain countries to enter Haiti, thus producing further revenue for the Haitian government. That fee could be added to all excursion packages sold to tourists of the Haiti area vicinity to Pedernales. Many potential opportunities could arise from this which beat the current one for many of the residents in Point-a-Pitre, proverbially "looking at a wall all day while your kids are hungry" being one of them.

The first phase of the port is going to be finished this December 2023 and will be able to have several cruiseships on port at the same time. On December 18, 2023 a small government delegation that includes the president and several ministers such ad of tourism and public works, the director of APORDOM (Autoridad Portuaria Dominicana or Dominican Port Authority), etc will fly in from Santo Domingo (no doubt via helicopter, maybe two departing from the heliport in the grounds of the National Palace) to have an in person review of what has been built until then.




El Caribe newspaper published a video of a drone look of the finishing construction of the first phase of the port.

The Hotels

Right now there is one hotel that looks to have a good advance in construction and another that seems they already broke ground. This is an aerial view done by a Dominican (one of the few Japanese-Dominican) amateur that goes around the DR taking aerial views of the country via a drone.

The Water Treatment Plant for the hotels looks its construction is coming nicely.


This is the most advanced looking of the construction of one of the hotels/resorts. I can count 5 floors, maybe that will be the height limit. This area isn't zone for towers/skyscrapers.




This is the other resort that looks they finally broke ground and are starting its construction.

Once it's done, things like mattresses, doors, lighting, flooring, and some of the other furniture in the rooms and in the rest of the hotels needs to be bought from one of the Dominican manufacturers of mattress, etc per Dominican law. It's basically the same for several construction materials such as cynder block/cement, rods, etc. Most of those factories are in Santo Domingo and Santiago, so a nice business opportunity this will create for them.

Today arrived the first cruiseship to Cabo Rojo, signaling not just the first time a cruiseship docks in Cabo Rojo but in the entire South region (everything south of the Central Mountains) of the Dominican Republic.

Behind the radio show crew are seen many of the first cruiseship passengers to disembarked at Cabo Rojo. Most are most likely Americans given it probably departed from either Miami, FL or San Juan, PR. I'm certain that's the most tourists that have been to Pedernales province at one time since ever.
