We're moving back to Anchorage in December and we're looking at buying a house. Last time we left, we paid the closing costs for the buyer, because it was still buyers market.

Are sellers still in the habit of paying for closing costs in Anchorage?

Can't answer that one, but I am interested in the answer.

I have noticed o some listings, the asking price has been reduced, if that is any indicator. (Zillow).

Yeah, I'm following Zillow to. A lot of the listings are overpriced a bit and they are slowly bringing the prices down to where they should be. Seems like a buyers market though, since there is certainly no shortage of available houses.

Thanks Stafford - but these sites really don't tell the whole picture. Zillow and MLS isn't the same as a realtor knowing the area. Especially since in Alaska, you don't have to say how much you bought your house for. Unlike other areas that this information is public record. (I know realtors can find it out for you - but it makes it difficult to do your own research)

My understanding though, is that the Valley is booming - real estate wise. Still a bargain compared to Anchorage, but catching up. But I could be wrong... As I am not a Real Estate professional.

Dakster the housing in the Valley is tempting, because you definitely can buy more with less. We're still a long way off from retiring, so the daily commute from the Valley to Anchorage is a turn off. Not a huge fan of that stretch of road during the winter, particularly when it's dark out and it's difficult to see a moose running across the highway. The thought of tackling that commute daily is too much for me.

Guess I'll just have to wait until I have boots on the ground in Anchorage and start arranging house tours with realtors before I figure out if sellers are still receptive to paying for a portion of the closing costs. If someone doesn't provide an answer by then, I'll come back and post about my findings.

About 1/2 of the contracts have the sellers paying buyers costs

MARTY!!!! Long time no see. I hope everything is going well for you...

We finally made the move up here - albeit we are in Eagle River. (Couldn't handle the commute either)

Good to know that answer too.
