I have had an apartment for rent in Muldoon for the st 10-12 years or so. I've typically advertised for renters on Craigslist. Over the years, I've gotten a few gems, but MOSTLY flakes. Anyone else know of any sources of good tenants? Thx!

If you can get access to newly hired teachers, nurses or similar, that's a treasure trove. Steady income and comparatively reliable population, lots of them coming from out-of-area and needing to lock down a place to live quickly.

Traveler nurses are generally good tenants. I don't know how you would advertise for them.

Make nice with HR people who'll recommend you?

I bet there are some discussion boards catering to them. I know there's an official Alaska Teacher Placement board, but I would't know their policy on advertising.

Maybe ask some friends if they will post flyers in break rooms at work. That way you kind of get targeted advertising.

To add to this, contact the HR department of schools and/or hospitals. I once taught at a school that handed out a list of potential rental properties to all new hires. All the properties had landlords that preferred to rent to teachers, for reasons similar to what Frostnip mentioned.

Yup. Not to be too crude about it, either, but teachers, nurses and similar tend to be financially stable enough that you can count on your rent, but not so well-off as to just buy property upon arrival.

Public school teachers are also on year contracts, which aligns nicely with a lease.
