I am starting a thread for people to share/list new or proposed development in the Ann Arbor and Ypsilanti area, kind of like the "Major Downtown, Midtown, Corktown developments" thread in the Detroit forum. Please list any new or proposed real estate developments, restaurants or other food establishments, employers or research facilities expanding or relocating to the area, parks/greenspace, cultural, transportation, U of M/EMU/Concordia/WCCC development, and any other development you deem worthy.

I will start with a couple of new developments in Ann Arbor:

Toyota unveils $126M expansion in York Township, $28M in Ann Arbor Township

-Officials celebrated the opening of the automaker's largest research and development center outside of Japan on Thursday, May 4 in York Township.

-Over the last two years, Toyota has invested $126 million in York Township so it could add a purchasing and prototype development center to its research and development center, which opened in 2008.

-Toyota also is spending about $28 million to expand its nearby operations in Ann Arbor Township so the automaker can develop more of the engines and automatic transmissions for vehicles designed and manufactured in North America.

-12-story student apartment building to replace four smaller commercial buildings along the north side of South University Avenue

-It will stand roughly 150 feet tall, the maximum height permitted for the district, with four ground-floor commercial spaces providing more than 10,000 square. Total of 55 apartments - one two-bedroom unit, 13 three-bedroom units, 17 four-bedroom units, 10 five-bedroom units and 14 six-bedroom units.

-To meet the city's requirement for 50 off-street parking spaces for automobiles, the developer struck a deal with the Downtown Development Authority to lease spaces in the nearby Forest Avenue parking garage under a 15-year contract, including five standard monthly permits, three car-share parking permits (counted as 12 spaces) and 33 limited overnight parking permits.

Ann Arbor kinda loses its quaintness with these large, blocky apartment buildings. And this building's intended market is student housing; isn't there enough student housing in and around campus?

- replaces 1-story 1960's building that houses M Den, Native Kichwa Arts, and King's Chosen Furniture, which has relocated to 2026 W. Stadium Blvd

- The new building, measuring 32,813 square feet, will include two ground-floor retail spaces measuring about 2,000 square feet each, with new office spaces above on floors two through six.

- The building will have a three-story streetwall, with an additional three stories that step back about 24 feet, creating an upper terrace with planted roof areas

-$80M to $100M development

-the building is proposed atop the city's Library Lane underground parking garage, just north of the downtown library.

-The building would include retail space on the ground floor, along with a hotel lobby, residential lobby and common area, and then office space on the second floor, 131 hotel rooms on floors three through six, and 360 apartments on floors seven through 17.

- 12,000-square-foot plaza. Ground-floor retail spaces would open to the plaza.

The new restaurant will feature international vegan meals with a seasonal menu created by Chef Emil Boch. Restaurant will occupy space left empty by the closing of Argiero's Italian Restaurant.

From April 2016 to April 2017, Washtenaw's average listing price was $320,000. Ann Arbor's average alone was nearly $479,000.

The good news (at least from an affordability perspective)is that demand for homes above $700K has cooled off so there at least is an upper limit to how expensive housing will becoming... for the time being.

Like many other regions, there's high demand but a lack of inventory for homes in the mid price ranges.
