So I bought a couple of lots there at the county land auction. Does anyone have any insight into the area, water issues, utilities, etc.? It's just a bit north of Concho Hwy.

I'm not looking to move there permanently. I would like to have a place to escape the desert heat and maybe someday retire there half-time, with some type of small home, composting toilet and perhaps a garden.

The farthest north I've been so far is Show Low, except for a quick trip to the Petrified Forest years ago.

You're a real estate agent and bought land without knowing about it???? Just messing with you, you must have gotten a great deal.

I don't know about water issues, etc. specific to that subdivision, but in the general area I know this. I do know that the coconino aquifer is what most folks have to drill to for their water. Wells will run about 600 feet deep. Usually a submersible pump pumping to a storage tank with a float switch is the norm, then a booster pump from the tank to give regular house pressure. For electric, you can either go solar or I _think_ you have to get with Navapache Electric. There used to be a solar/wind supply store in Snowflake. The vegetation is not tall pines like Show Low, you'll be in the 'cedar country' as some call it, basically Junipers and grassland mix.
