Can you tell me the pros and cons of living in Payson? Please give me your honest opinion and not what the general opinion is. Thanks.

I've got family there, never lived there though.

I think the pros and cons would be similar to any small town in Arizona.

What the pros of living in a small town could be, I am not sure. From my experiences there visiting however I will offer the following:

You will need to go to Phx for some things.

There is probably (I don't know for sure) a problem with meth or similar drug usage among the youth.

Small town mountain living can be costly.

Not a lot of job prospects.

Payson is definitely a beautiful place though.

I think Payson could be an enjoyable place to live because the climate is nearly ideal and it's scenic in every direction. But...it doesn't offer much in terms of shopping or services, the housing options are limited, portions of town are run down, and its economy is probably (I'm assuming) too dependent on tourism. There's no real need for Payson to exist where it is, which, like a lot of communities, doesn't bode well for ideal living.

I have actually looked at homes there and even rentals but when I discovered how ramshackle it was when I got off the main road, it didn't really seem all that appealing. Small towns need a purpose and Payson doesn't seem to have one.

It depends on your financial situation and what you are looking for. The problems are the same as in any small town (large towns have problems also). I highly recommend it for retirement or a second home. A good divided highway gets you to Phoenix in 90 minutes. I have owned a cabin near Payson for over 30 years and love it - If I could stand the cold I would live there year-round. My grand and great-grandchildren love it also.
