This question is for people who either live in Hot Springs Village, or are very familiar with the lakes within the village.


After reviewing several properties on a variety of lakes, I was wondering if there are any marked differences between the lakes in the village, other than size. IE: are some more clear, more weedy, muddy bottom as opposed to sandy, good fishing, bad, etc.


I saw listings on Balboa, Coronado and Marie...but haven't a clue if there are any real differences among them, other than size.


Any thoughts, opinions or observations would be helpful. Thanks!

I live in the village and regularly fish the lakes here, although I have not fished all of the smaller lakes on the east side.

All of the lakes are similar, other than size. All are fairly deep with very clear water. The lakes here are managed more to eliminate weeds around homeowners dock, with not much thought given to managing the fishing. At least that was true until recently. The POA hired a new lake manager a couple of years ago who is a fisheries biologist and he's trying to improve the fishing.

My favorite lakes are Balboa and Coronado, with Pineda and Cortez next. I live on the west side of the village and rarely fish the lakes on the east side.

Balboa and Desoto have Marinas. Balboa has the most amenities, a restaurant, marina, beach, boat rentals, gas, etc. Desoto has a smaller marina and the other lakes offer various things, for example Cortez has a pavilion, and gazebo.

I think you'll find the property on Balboa to be the most expensive. I would also look long and hard at the access from the house to the water. A lot of the houses have long steep walkways to get to the lake.

One of our sons is here for a visit, and we took the kayaks out on one of the small lakes on the east side of the Village.

Caught lots of these ...




Including this fat little guy



But the best was this 3 1/2 - 4 pound bass, a personal best for that lake. My arm isn't long enough to get him all in the frame.

just like BV, some of the lots or really about all of them on lakes have very steep walkways to the water. A few don't. What we have seen is people buy and then realize the walk is tough and end up selling. Of course the property on the lakes are still more expensive than other properties
