Does anyone know of any nice new developments in the North Forsyth area, something that starts in the low 300's (something along the lines of Hampton Golf Village, but that particular subdivision is too close to a chicken processing plant). We have been looking at Chattahoochee River Club and Grand Cascades, but would be interested in an area where you get more for your $, namely North Forsyth. We are also picky about our lot, and like the larger lot sizes in that area.

Some other developments in the 300K-500K range are Matt's Landing, Lake Forrest, Lake Astoria, and a brand new one called River Rock. Forsyth County is a growing by leaps and bounds....

Exclamation HELP! Info on Lake Astoria n'hood & its schools (Forsyth)

I haven't been able to find any information regarding the area around the Lake Astoria sd nor the sd itself. I'm wondering what's near there? Is it rural, is there some/alot of growth? I'm familiar with the Cumming area near the Avenue (recently renamed to something I can't remember)- we've been to CHOA too many times to count for urgent care and my kids go to the DR. not too far from there either. I'm interested to know if it's kid friendly/family oriented. And what are the schools like? I've seen NOTHING about Sawnee elementary, Liberty Middle and very little on Central Forsyth HS on city data forums. I'm looking for any input as I've seen a home in the Lake Astoria area that I really like....what's nearby in terms of shopping, things to do for kids...extracurricular activities....soccer, football, ballet, gymnastics, swimming are all things my kids are interested in.
In looking at the numbers (demographics) I don't see where it's very diverse AA are the definite minority with Hispanics & Asians in 2nd & 3rd. For the most part I've seen about a 20% as the avg of students getting free lunch....I mention this bc I rarely see much real estate that seems to be affordable for a lower income family out that way...and I want to know what the make-up of the area is like demographically and economically.
In a general search, if I remember correctly, a Publix was about 10/15 minutes from the sd and the shopping areas I've seen were named Lanier Village and Cumming Marketplace....It's a 20 min drive to Whole Foods or Alpharetta Harrys (which is a must for me) and about the same to the nearest Trader Joes. Those distances I can live with as it's about the same from my home in Buford to the nearest WF in John's Creek. Again, just looking to get some insite as the area seems really nice but greatschools.org seems to be a mixed bag in terms of opinions and not at all recent either so I'm hoping someone can shed some light on this area that doesn't seem to be very popular on the forum lol! Thanks in advance!

And what about the chicken processing plants in the area...can anyone shed light on what n'hoods it affects in terms of reach (smell or anything else that may be deemed unpleasant)?
