Avondale Estates might be good. College Park and East Point are definitely closer to the airport than I want to be...and isn't College Park famous for having the highest crime rate in GA?

I vote for the City of Decatur. Seems to meet many of your requirements, but it's not as hipster as the east Atlanta neighborhoods like Candler Park, L5P, VaHi, etc.

This post is very close to mine!

I'm sure I'm priced out of all but the smallest of condos in VaHi, Candler, Lake Claire. I've never been to the East Lake Village but it looks like it has potential. I'll check it out this week.

I currently do some work in Kirkwood and it seems to vary street by street. But I do work in the local middle school there for the summer and can tell you that Coan is undergoing major changes and investment. That might not matter to us but to future resale?

...and the winner is...Kirkwood!

We spent most of the summer looking at various neighborhoods, and ultimately fell in love with Oakhurst. It's a little heavy on the young families with small children, but the other benefits made up for that. Unfortunately, rental homes there are few and far between, and definitely on the pricey side. We looked at a few different houses there, but none were quite the right fit -- and one was downright creepy.

We decided to expand our search to a larger radius around Oakhurst, and found the absolute perfect house for us, in Kirkwood. It's in walking distance of "downtown" Kirkwood and only six miles to work for me. It's just a mile from the center of Oakhurst too, easily walkable or bikeable. The street is quiet, with only a hint of sketchiness. We move in next month, and after being out in the boonies for 12 years, we're really excited about living in the city again! Thanks to everyone here who helped out with suggestions.
