Agree with buffalo that the asking price is meaningless (and can be considered "false" information) if it is just the last asking price.

If no better info can be provided, it is better to leave that column out.

Based on Northview data from 2 pages back (and other homes currently on sale), Gates re-sales will be 260s or so, may be more for basement. (Doesn't matter what a few new houses at the end sold for.)

This is corroborated by data on Blackstone as well, which is the older brother for Gates.

Buffalo,
i may take out the asking price and just keep the closing prices in my report. Unfortunately the MLS shows that latest listing price before the home closes and I see your point. So for someone who has been dropping prices for the past 4 years, it will not be shown in my report.

Definitely the closing prices of the homes are more important to get a real feel of the stability of the market.

Here's another good example for you. On your own chart you have listed 3141 country club drive in st Ives sold for 100% of its asking price. When we looked at that house over 12 months ago it was listed at either $750k or $650k I can't remember but regardless it sold for $480k!!! This is all a sham but realtors and sellers believe it like its the bible and it's pissing me and Mr Buffalo off!!! ;-)

You know anything about 9050 BRIXHAM CT in Laurel Springs. It was listed for $548,000 on 9/6/2011 and sold for $128,900 on 3/28/2012 in Laurel Springs. This one definitely looks odd.

Buffalo.. the buyers will dictate the market. You can list a home that is worth $500k for $800k and it will never sell and sit in the market forever. The closing prices will be a good indication if the market is falling, stabilizing, or headed up.

I hope Mr. Panda didn't upset Mr and Mrs Buffalo

A better way to do it if it could be done is based on the actual value of the home. Where I moved from our assessments were supposed to be 100% value so that was a good selling point for my house since it was assessed for 11% more than what we got. Our buyers got a good deal. I don't know If Forsyth county is supposed to be assessed at 100%. My realtor told me on the last house we were going to make an offer on that she would run back to the office to send us the tax records but I'm more savvy than that and looked them up before she has the chance. When the tax assessment was like $75-100k less than the asking price, then she backtracks and tells me that you can't base anything off that. Now I realize a lot of homes we are looking at are assessed prior to be basement being finished and I can tell that by the number of beds and baths and square footage on the county website. This particular house has the full square footage with the basement and correct number of beds and baths so it should have been close to accurate.

Anyway, the appraised value would be the amount we need but you will never have that.

9050 brixham has to be a typo. I know the house. It was a relo and backed up to old Atlanta. I know it went under contact once and fell out for some reason. I can't imagine there was something so wrong with it that they would have had to let it go for that. I saw that price come in but don't you think it's an error?

Total homes sold: 78 (It appears that more homes were sold in Lambert than JCHS and Northview combined in 2012)
Average Home Price: $367,500
Average built : 2001
