Well, right now we are actually renting in Johns Creek. We are off Jones Bridge Rd. and Abbotts Bridge. We are going to be buying in the Spring so just doing initial research. Do you like where you're living right now? Where did you come from? We are from the Franklin area outside Nashville and traffic is definitely a whole other animal here, haha.

I just moved up the road from Roswell, now I'm near the lake in Cumming. Forsyth county taxes are super cheap!

I think if you live on the East side of 400 in South Forsyth and work on the east side of 400 off Old Milton, hub can take all back roads and not have that bad of a commute. I try and avoid East/West commutes here, no matter which road or part of town it is.

Since my original post we've bought and moved into a house near S. Forsyth Middle School, just about 10 miles from my office East of 400 near Old Milton Rd. I don't use 400 for my commute because I've experimented with different back roads and have found a pretty consistent route that takes between 25 and 35 minutes during each rush hour. I'd love an even shorter commute, but from what I hear, a 30 minute commute is great for this area!

It's good to hear all of this advice from first-hand experience. I think I'm resigning myself to 30 mins being a good commute too, haha. My husband works 7 mins from our apartment and it takes him 20-30 to get home at 6 pm. I can't even imagine not living close to your job in Atlanta. The advisors are correct.

FYI, we lived in Franklin, TN for a couple of years about 15 years ago. Loved the area, but I recall the traffic ther being pretty horrendous too! I guess that's what you get when you move to fast-growing areas with great school systems... the infrastructure just never seems to catch up!

Try the county line between Forsyth and Fulton. Near the area of Atlanta hwy also known as route 9. You vans be living in Forsyth county with its lower taxes yet have an Alpharetta mailing address.

ChewyCarmel, that is a coincidence. I think traffic in Franklin is bad based on where you live (I guess similar to here). We lived off 96 and Mack Hatcher so my husband just took 65 up and was to downtown Nashville in 25 minutes. I pitied my friends that lived in Westhaven or Grassland and tried to make that trip though.
Pacifico I was thinking the same thing. Those are South Forsyth schools though right? I have been reading some bad things about them since Lambert opened. Am I hearing correctly about that?

Ahope1980, I just checked the latest Georgia High School Rankings at SchoolDigger.com and for Forsyth County schools they're showing:
#8 - South Forsyth
#19 - Lambert
#20 - West Forsyth
#41 - North Forsyth

Not sure if that helps, but is certainly information worth considering.

Thanks! So maybe I read wrong about South Forsyth. I would like to hope so b/c that would be the most ideal area for commuting purposes. Thanks for the info.

Default Exit 14 GA400

Me and my wife close on a house next month. It is right off of Buford Dam road
near exit 14 of 400. I work off of exit 11.

If I am traveling pretty early (around 5-6:30 AM), 400 hundred is smooth sailing.
Otherwise there are some nice shortcuts that keep you out of the 400 traffic.
It seems like there are still many people who aren't aware of the back ways,
so I guess that's good for now.

Same thing goes for the evening. If you can get a 4:00 PM commute, you should
have no problems living in my area. 5:00 pm starts to push it.

I almost NEVER take 400 on my way home, shortcuts save me atleast 10-15 minutes.
