Lovely photo, but how do you control the climate in a penthouse with such huge windows? I bet that place is blazing hot during our Georgia summers

Get some Levelor blinds, double pane the windows, and run the a/c. It'll work out.

Maybe the owner is trying to get out ahead of this:
Alternate Views Of Peachtree Tower Bring Sexy Back - Development Du Jour - Curbed Atlanta

The height is probably too close for comfort.

It's not out of line given some historical prices people had on the far worse Twelve AS units...my really old post about it:

Also, the ask isn't that ridiculous given Novare was asking for 1.2M for that unit when I viewed it at their grand opening in '08.

High end condos tend to be pretty illiquid bets so you've got to aim high and hope you get some attention. List it for 700k and you don't get a lot of return for the risk of locking up a lot of capital.

^They'll cover them if you checked the options box. IIRC it was a few grand for the ceilings and the walls. I'm guessing when they fire sale'd those units, they weren't in the mood to drywall stuff.

Great info. Thanks for the links! This penthouse faces the north (facing 10th street), so the new apartment development wouldn't affect him as it is on the other side of the building.

$1 million for a super two story penthouse doesn't surprise me at all. Many condos in the city go for a lot more than that.

Of course actual demand will tell the tale.
