Good point too. I am surprised Lenox has not already done an expansion to increase frontage along the Peachtree/Lenox intersection. That would be prime store front.

Better suited for apartments or condos.

You could do that on top. But still could be prime store fronts on the street level.

Well, they won't be killing pedestrian activity, they'll be increasing it. The SPI requires active uses at street level.

A scramble is not a bad idea as an interim solution, however. Personally I'd go for it.

They're likely closing altogether. I know Justin Anthony only signed a two year short-term lease with Yebo, and given much of that repurposed space is retail, it seems that Simon didn't renew the leases for Tavern at Phipps/Twist. I can only assume (and probably the most likely scenario) that new restaurant concepts are being recruited.

The only elegant thing about Lenox Square was the arch in front, now removed. This renovation will make Phipps look just as bland. Stark modernism is not elegant; it is just stark and sterile. Now both malls will resemble Southlake Mall in Morrow.

Looks like Phipps is getting a Grand Lux.

Georgia's first Grand Lux Cafe planned for Phipps Plaza mall

Also a Public Kitchen & Bar. The Public Kitchen and Bar

Plus an Ecco. Fifth Group to bring Ecco restaurant next to Phipps Plaza

Interesting. II've been to Grand Lux a few times and itit's basically Cheescake Factory (same company and all) and CF is across the street at LenoxLenox so very interesting. I think PerimetePerimeter or North Pointe might have been better locs.

North Pointe has lost many stores including Apple, Pottery Barn (and kids), Williams Sonoma, Banana Republic to Avalon which is an easier on/off from 400 than NorthPointe. Although the restaurants are the major draw, the retail has been catching up with the new addition. The Apple Store is beautiful.

Im going to guess Phipps just makes their money by how much the products are. I don't think i've gone in there once and saw it crowded other than around the holidays.
