How does Cobb do assessments? Cobb seems to be less aggressive than Fulton about raising appraised value.

My fulton investment property has been continually going up in value, and has its appraised value jacked up each year by the county.

My home in Smyrna (Cobb) is back to being worth significantly more than I bought it for in 2007, and Cobb hasn't raised it on me. In fact, they have it appraised for the same thing it has been appraised for since about 2005. However, its FMV is about $100k more than in 2005. In 2009, it was up to about where it is now, about $50k more than I bought it for.

I'm bracing for an increase, but so far nothing... Am I just lucky, or is this pretty normal for Cobb county?

But they did send an appraisal person otu to my neighborhood this year, so maybe that isn't reflected until next year?

What does that mean? Do they wait until they are sure the increase has stabilized?

My property assessed 40k higher this year from 87k to 127k. It is worth 160-170k. They raised my mom's but my brother and dad stayed the same. I think it just depends if they have time to review you.

They just promised residents that they wouldn't be seeing new taxes because of the stadium deal, so leaving assessments alone for a year or two probably keeps people from moaning about paying more in taxes right aftet the approval.

If I remember correctly, my assessment went up about 40K too this year.

Yep, they raise it every year on my investment property in Atlanta.

That's a good thought, but the only way I think the commissioners could pull that up is keeping the assessor inadequately staffed intentionally. As far as I know, tax officials swear an oath to lawfully maximize collections.

They may just be a little slow on it compared to Fulton.

I just moved into Cobb County, and within days of moving in, received a notice that they had increased the value $4K. But now that I'm reading these other assessments, I guess I won't complain
