We are in the process of searching for a house in Forsyth County (Cumming and Suwanee) and would like to get some feedback (moving from out of state):

Budget: $200K - $300K (lower end is preferred)
Size: 4 bed / 2.5 Bath - Single family with yard and basement - does not have to be a big yard)
School: very good public schools (is Lambert highly ranked over South Forsyth?). looking for recommendation for Elem, Mid and high school attendance area - diversity at school is important.
We are not looking for a new house something between 1995 - 2010 - are there any year range we should avoid due to poor construction quality.

Where will you be working? Forsyth is growing very fast, with new subdivisions popping up everywhere. Traffic is a big issue here. The roads are not keeping up with the traffic. There are houses in the price range you listed but options will be greater closer to the $300k. Housing density is greater in the South/Lambert areas compared to West Forsyth HS.

In the South/Lambert HS area, there will be a new HS near Fowler road and Mullinax road. There will be additional redistricting for school boundaries that will affect South, Lambert, and possibly West HS. Lambert HS is severely overcrowded with over 30 portable classrooms.

I will be working at Alpharetta - Windward Concourse.

Is 30040 poorer part of Forsyth County - Shiloh Point Elem attendance area? I found a house there online for less than $220K that meets all our requirement (4bed, 3 bath) but pricing appears to be significantly less than other part (brookwood elem, johns creek elem, haw creek elem). I am wondering if this is a steal or the average pricing in that area. It does seem like average in that area based on pricing info I can see for the neighborhood.

Quillin Ct, Cumming, GA 30040 - is the area I was referring.

30040 is fine, The zip code covers a huge area.

Shiloh Point Elem is a good school, My Sub-division now feeds into it, Use to feed into Midway.

Its hard to go wrong with any of the Forsyth schools. One thing to keep in mind, Forsyth School are growing, Schools, and edistricting happens about every two years or so.

Quillin Ct is a nice Sub/Div. I looked at home in there I think

That's nice house on Quillin Ct, One of my son's friends live in that sub/division. From my notes, I thought the homes were a little to close to each other.

But a 4 BR With Basement, Deck, Fenced. It might be a good home for you.

I like Fowler HS, But only Yea,, Whatever...

How bout Leila Denmark HS, After the Doctor that had her practice on that property (or near it) there for decades?

Is the Shiloh Point Elem attendance area similar to attendance area of following Elem School in Forsyth county:

Brookwood Elem
Johns Creek Elem
Haw Creek Elem.

Any pointer would be appreciated and why the preference? We are moving from out of state and trying to gather as much info as possible.
