I figured I'd check with the group to see if you can help.

I'm a preservationist looking for vacant or underused historic buildings (either on the register or if there is a story to tell I can take it through the process).

The buildings must be at least 40,000sqft. The plan would be an adaptive-reuse into a mixed use (apartments + ground floor retail/office space). I'm open to anywhere in Georgia but there would need to be some sort of a need so metro areas. I've checked the usual brokerages as well as gone through lists such as Top 10 Opportunities for Redevelopment in Downtown Atlanta but I have found that either the owners are crazy (Medical Arts) or the property is already under development (222 Mitchell). Because of underlying land values I'd probably prefer transitional neighborhoods as opposed to the Buckead's of the world. If anyone has any suggestions, I'd appreciate it, all I need an address and I can check the site and reach out to the owner.

I think South Downtown has some good potential for something like this (which sounds like you are already looking there some). Check commercial listings I know I have seen some around there. Also, just look up owners of properties that fit what you are looking for and contact them. Many are usually open to something if their place is just sitting empty or underused even if they haven't listed it anywhere. I have had good luck with that. Also connect with Invest Atlanta and Central Atlanta Progress, I bet they would be very supportive of helping you make connections to revive a large historic building.

I actually just read that the Constitution Building is slated for demolition. Too bad.

There are several historic buildings along Auburn Avenue on the streetcar route. There are also several on Mitchell Street along Historic Hotel Row.

Oh, no! I've been waiting for it to be restored for years. I thought it was protected?

The Wikipedia article says that it is supposed to be part of the downtown passenger terminal, but that the preservation community still hopes that it can be saved. I hope so too. It's a pretty historically significant building, especially considering Atlanta's lack of modernist architecture.
