I just spent 5 summers doing everything myself and just ended up with frustration. I truly thought it would be fairly easy taking care of weeds and doing the proper fertilization, but my neighbors yards with pro treatment looks light years better. I was trying to save money, but I think BobKovacs might be correct. I have a small yard which was part of the reason I didn't want to farm out.

Stick with the Zoysia if you can. Ours took one full season to settle in and it looked great last summer...only needs 1/4" of rain about every two weeks. We'll see what happens in the next month...might replace it with Zoysia if it doesn't behave.

Proper cutting is key to healthy grass...don't let it get so high that you are stressing it when you cut it. I bag my Zoysia about every third time...Fescue is almost always mulched.
