I know the northern suburbs (ns) has better shopping and restaurants but its also has more traffic and congestion. If your commute wasn't a factor which area would you choose? For me PC would be better because my family in rural GA don't like driving ITP so they will be able to visit me without me having to escort them into the city to get to my house. I think the NS are more diverse than PC but I'm not sure (Im black). On paper PC seems great especially with the golf cart culture there. At least it will have a different feel than other city in the metro area. What other things stick out? Looking to get a house soon so I'm trying to narrow down my choices

Based on everything you said above, definitely Peachtree City.

Feel free to also consider Fayetteville, Tyrone, Newnan, and Sharpsburg.

I'm African-American as well and live in Newnan.

You can't go wrong with either of these cities really. It ultimately depends on what type of individual you are and your needs/desires.

I chose Newnan because it feels more like a real city (or more "urban") compared to the master-planned feel of PTC, as well as its proximity to I-85 so that I can get in/out of Atlanta easily. It's also growing much more rapidly (estimated 1,000 new residents per year) with plenty of room to expand, which will mean more amenities as time goes on. This may be a huge plus if you're looking for good appreciation in your home value over the next decade or two.

PTC, on the other hand is virtually at max capacity, as it was only intended to hold up to 40,000 people. Thus, while your home value may be more stable, it's probably not going to increase a whole lot.

Newnan definitely has the better shopping/restaurants in the SW suburbs. It has every non-upscale department/big-box store (BJ's, Lowe's, Kohl's, Dillard's, JC Penney, Belk, At Home, etc.) and chain restaurant you can think of, as well as places such as Car Dealerships and Movie Theatres. The only thing it's lacking is the small upscale boutiques (Jos A. Bank, Willams-Sonoma, Yankee Candle, etc.), which can be found in PTC.

As far going to places like Costco, Whole Foods, Dave & Busters, Pappadeaux, etc.? That makes for a nice day trip to the Northside once per week or once the month.

That said, besides the Golf Cart paths and culture, another thing that makes PTC attractive are the schools. The schools in Newnan are good overall (and improving), but the schoods in Peachtree City are amongst the most highly ranked in the state. If you have children, this could be a huge plus.

As far as Tyrone and "Sharpsburg," if buying a home with a ton of acreage is something you're interested in, they would be good option. That said, they're both more "rural" and are growing relatively slowly (especially "Sharpsburg"), so you'll still find myself going into Newnan or Peachtree City for mostly everything.

As far as diversity, here are the latest percentages from the 2010 census. As you can see, Newnan is overall the more diverse of the SW suburbs...

I could see the Southwest Metro getting a Costco, a Whole Foods, and/or a Trader Joe's in the next few years.


Be careful with posting the population percentages above--it only shows the the population within the city limits--which is good for Peachtree City research.

However, large parts/swaths of "Newnan", "Fayettville", "Tyrone", and "Sharpsburg" are unincorporated.

Peachtree City always has one of those "Fresh" markets (Kroger owned subsidiary to compete with Whole Paycheck, opps, I mean foods. ;0) They also have a Sprout's Farmers Market. Not sure what they are like, but there are also several in the northern suburbs.

Costco isn't going to happen any time soon. BJ's and Sam's Club (both of whom have lower operating costs than Costco) have the market pretty well covered, unless one of them closes. Sam's Club just started a major renovation of their store in Sharpsburg, so I know they're not going anywhere. Even Forsyth County (which is growing much faster, is much wealthier and has a higher population density) only has a Costco and BJ's (no Sam's Club).

On top of all of that, the feeling I got from communication I saw from Costco's real estate manager is that they've sort of written off the Deep South in general for new stores, in large part because of the failed Morrow location.

As far as Whole Foods and Trader Joe's, WF isn't really opening traditional stores that weren't already in development before the Amazon acquisition (they're mainly focused on expanding the Amazon prime delivery service) and TJ's recently put a hard stop on any new stores. That said, TJ's would be the most likely to happen of the two, as Whole Foods' direct competitors Fresh Market and Sprouts have the SW suburbs pretty well covered.

Dave & Buster's could happen. They recently signed onto a long-term lease near the Southpoint Shopping Center in Henry County, marking their first location South of Atlanta. I have to imagine if it's successful, they will consider the SW suburbs for a location as well.

Pappadeaux could also happen. They've explored opening a location South of Atlanta (they even own land in Morrow), but haven't pulled the trigger yet. That said, I imagine it's just a matter of time and finding the right high-traffic location near the right demographic.

The Pappadeaux as been planned for YEARS (as in pre-recession) for Southlake Parkway in Morrow on the main entry road to Southlake Mall. I hope they get this, it would be a major boon for Morrow. Southlake Mall in Morrow also has the ONLY remaining full service Macy's, including a full furniture department (former Rich's) on the southside of Atlanta.

I didn't realize about BJ's and Sam's, so no Costco makes sense.

The Costco on the southside is ALSO in Morrow, less than a mile east of Southlake Mall on Mount Zion Road.

Sprouts is just OK. I wasn’t all that impressed. Fresh Market is very comparable to Whole Foods IMO.-

There’s a new place called Eden Fresh Market in Fayetteville that people are going nutso raving crazy about. It’s on County Line Road at South Jeff Davis and actually just inside Clayton County (at River’s Edge Subdivision) where Winn Dixie, Food Lion and Wayfield have all come and gone. Everybody I know who’s been there say it’s amazing — including the most critical people I know who usually hate everything.
