By a 7-2 vote, Invest Atlanta’s board members ratified a deal that will see the CIM Group, a California-based developer, receive as much as $1.875 billion in sales and property tax dollars through 2038 that would be collected in a new, roughly 35-acre development.

I cut out the first sentence because I was too lazy to type it all from a photo, but this is really the material language anyway:

Quote:
In addition, Owner and the rail operator have agreed to certain vertical and horizontal clearances from its main line operating on the Effective Date to accommodate potential future uses, including if feasible commuter rail.

I think it's important to circle back to one thing in discussions of the Gulch: it is now official that the Gulch will not house HQ2. The site should, therefore, be planned accordingly. It will not require, nor will it likely have, the higher end of square footage from CIM's presentations. That should absolutely change the necessary building and parking footprint. IMO, everybody who wants the MMPT should now pivot toward convincing CIM that having the MMPT next to their complex would be MASSIVE win for their ability to lease/sell for the long haul. Without the cornerstone tenant of HQ2, the MMPT could become an valuable selling point for them in looking for corporate tenants.

I think Maria Saporta and AJ Robinson (President of Central Atlanta Progress) are right on this: there's no buy in because there hasn't been a leader who stepped in and really looked for buy in from everybody. We need to find our champion. We damn sure know it isn't Kasim Reed or Mayor KLB. It's not likely to ever be Brian Kemp. Could it be a City of Atlanta politician like Councilman Westmoreland or Councilman Farohki who both discussed the MMPT's potential during this whole ordeal? Could it be someone like Brandon Beach or Kevin Tanner? Could it be a businessman looking to put a final stamp on his contribution to the city, as people like Goizuetta, Bernie and Billie Marcus, and others have done? We need to find that champion to advocate for the project with all of the parties that must be involved, and we need to find him or her soon.

I thought the Gulch was for Amazon. They were to be that champion. Wonder if anyone wants to bet on that area now?

With all the money being invested in it, you better believe it.

Why are people all of a sudden acting like Amazon is the only company in existence?????

I guess Atlanta was looking to this company to help in remaking Atlanta's downtown. How many companies are willing to put up billions and billions of dollars to develop something that needs a lot of work like the gulch? And drive development by flooding the area with highly paid workers.

It may require a developer willing to gamble that developing the area will attract tenants to bankroll the project. Scary bet.
