Sounds like you might try the Druid Hills through Lilburn corridor, maybe out to Lawrenceville. I know there are a number of houses that are near the tracks in that direction.

Stucco home on river - I think the fear of stucco is overblown.

While it may be costly - stucco issues can be resolved - location issues not so easy

I would never buy a home near train tracks. Not worth. Near a freeway depends.

On the river - just check to see if it's ever flooded or is at risk. Stucco is a non issue to me compared to the rest

We looked at a nice house in Buckhead backing to a freeway. You could hardly tell with the forested backyard. We looked at a house backing to MARTA in Buckhead. You could tell, but it didn't seem to be bad. It was in our top 3, but we marked it off for other reasons. I've lived next to train tracks before and it didn't really bother me.

But in all cases, it was a concern and I would look and check. Some people wouldn't even check. They would just mark it off the list.

For resale, stucco on the river clearly first. Train tracks probably 2nd. 285 third.

I would pic stucco on the river.

If you’re staying in your home for the long term, then you can get used to the railroad or highway noise. It’s hard to convince perspective buyers of that when it’s turn to sell however.

If you live near train tracks, don't live near an intersection (which are few and far between in Atlanta). I loved living near train tracks in college, because I love trains. I;'d walk out there all the time to watch them approach. But on my first night in that apartment, I went to sleep with the window open. And in the middle of the night, a train came through and started blowing its horn right outside that window. I nearly hit the ceiling.

I have lived near freight train tracks, the railroad that runs up to Gainesville to be specific. It sees quite alot of locomotive traffic but it is true that you eventually get used to the noise. At first it would wake me up but eventually I hardly even realized a train was near.

I probably wouldn't 'recommend' it to someone...but also noting it's not as bad as one might imagine.
