45 unit condo project on Ponce de Leon (Atlanta: condos, construction)

A 45-unit condo building is planned at the site of a Moe’s Southwest Grill in Poncey-Highland and along the Freedom Park Trail.

Atlanta architect Kevin Maher of Place Maker Design recently submitted a rezoning request for the project at 863 Ponce de Leon Avenue.

The development would include a mix of one- and two-bedroom condos, which could average in price from $299,000 to $359,000, according to documents submitted in Atlanta. It would also have 1,800 square feet of commercial space

I kind of get annoyed by all these rezoning requests.

Why do city leaders always react to what developers want to do instead of incentivize them?

Wouldn't it be a much better system if city officials regularly reviewed all the zoning and proactively zoned parcels for what they actually wanted to see there? Make rezoning extremely complex and expensive, encouraging developers to build what engineers have figured out is a preferred use of the land.

I'd like to see just one story that goes, "A new building is going up, and construction is starting soon because it's already zoned exactly for what the developers are building!"

Yes, one central authority understands what is needed for all time. What you propose is what makes property so expensive. And rezoning is time consuming and expensive, especially in Atlanta. It is a prime ingredient for corruption. I suspect Atlanta's difficult zoning is why you see so many chains and so few independent shops in the city limits. Makes the few quirky areas more popular.

Zoning has also been widely used in the past to enforce segregation. It still serves that purpose, even if not intentionally.

We need less restrictive zoning. Why does Atlanta need 40-50 zoning categories? Dekalb recently dropped about 10 categories, but still has 27 including 6 different simple SFH zones and 3 high density residential.

Form based codes are becoming a popular alternative to usage based codes.
