Atlanta remains one of the most affordable metro areas in the country. Most median home prices in the metro area are below 250K. Two counties are below 200K (Clayton and Rockdale).

5 highest median home prices:

1. Forsyth: 373K
2. Fayette: 345K
3. Fulton: 332K
4. Cherokee: 320K
5. Cobb: 309k

5 lowest median home prices:

1. Clayton: 150K
2. Rockdale: 199K
3. Douglas: 223k
4. Henry: 229K
5. Paulding: 345K

I was really surprised by Forsyth County's lack of growth in home sales and median prices. I assumed the county was booming, based on recent reports.

For better or worse, even in the more affluent northern counties, you can still find really affordable properties. In the north where I moved from, most homes cluster around that median value, but here in Cobb county for instance, you have more extremes in close proximity. In the best school district, you have $1M homes, and a neighborhood over you'll find older split levels in the low 300s.

Seems kind of meaningless to group them together by county.

Isn't Fulton home to both some of the wealthiest and poorest areas of the metro?

Agreed that this doesn't really tell the story. Typically the highest median often goes to the one with the least multi-unit housing. Even in Cobb county, parts of Marietta have 900 sqft homes for $150K, while East Cobb has some million dollar homes.

It's a shame the volume of retail housing sales is not included.

Some of those counties have huge unit sales volumes--like Gwinnett and Cobb.

And like was previously mentioned, some of the counties are VERY expensive and VERY low in prices. The newer counties are probably more constant in housing prices.

If Milton County were still a county, then it would have the highest median home prices. Fulton does have some of the wealthiest and poorest areas, but overall it still has a median home value over 300K.

That said, I still like looking at the numbers at the county level bc that is how local schools are funded. With that said, there are more extremes in home prices in larger counties like Fulton, Cobb, and Dekalb vs. smaller counties like Fayette so median values at the county level can be misleading.
