But from the initial enthusiastic comments it sounds like you don't consider it overpriced.
I do think they’re overpriced, same as the townhomes in downtown Alpharetta. It’s a hot market and new construction.

Hard to compare to 20 year old condos.

Remember the condo market got hit pretty hard in the recession of december 07. Prices stayed depressed through the end of 2009 into late 2010. The condo you showed, peaked along with the rest of the market into 2006. We didn't recover those prices in the condo market for almost 10 years in-town in a lot of places. There is/was hefty competition with new construction as well.

My brother's primary goal is to be near his grandchildren, but at the same time he now worries about urban life. When his wife was alive they reveled in urban life. But now he worries about crime rates.

The other thing is COVID has essentially destroyed the need to go to an office. He tends to go to clients, or talk on zoom. Many clients live in the northern suburbs.

Crabapple offers a little bit of urbanity mixed into Mayberry.

Of course the problem is that available condos are not actually available for 18 months.

There are some nearly brand-spanking new high-end apartments in the highly-touted upscale mixed-use Avalon development in Alpharetta.

Live at Avalon

It may not seem to be located immediately nearby to where your brother’s family lives near Mill Springs Academy in Milton.

But at about 8 miles in distance (each way) it is considered to be extremely close by in proximity by the standards of the very sprawling and spread-out North metro Atlanta suburbs.

The highly-lauded, amenity-loaded Avalon development would also give your brother the significant taste of urbanity that he seems to prefer, but in what is generally a very low-crime upscale suburban area like North Fulton County (Alpharetta/Milton).

There are also high-end apartments at the even newer, but smaller Halcyon mixed-use development on the southeast corner of the Georgia 400 and McFarland Parkway junction on the Forsyth County side of Alpharetta.

Other area apartment developments like Venue Big Creek by ARIUM Apartments, Artesia Big Creek Apartments, Walton Bluegrass & The Legacy at Walton Bluegrass, Juncture and Camden Deerfield Apartments provide your brother multiple high-end apartment living options relatively very near where his family lives in Milton.

Thank you, that is an excellent suggestion. Avalon looks like it is only 4 miles away from Crabapple.

And it even had some ridiculously expensive apartments if he decides not to invest in a condominium.

I know the apartment he is currently renting is on Peachtree and they are advertised at $3,214 - $6,056 per month, and he can't even stand to go in there because he misses his wife who passed on 12 weeks ago

Default Commute crabapple to perimeter mall area

Just to piggyback on this post,
What is the commute like from crabapple area to perimeter mall? Would it be better/worse same as commute from johns creek? And are Milton High school and the clusters for crabapple area’s schools are well regarded/good as Walton and Johns creek?

Depends on where in JC, but I would say they would be similar. You'd take 400 from Crabapple and 141 to 285 from JC. You're probably looking at 35-60 min commute during rush hour in non-Covid times.

And yes, the Milton zone schools are very similar to East Cobb and JC in terms of reputation.

It's probably 30 mins during rush hour right now, which is probably very similar to John's Creek. Both of those statements are from the center of those cities. Obviously add time if you live in the far reaches of those cities.
