Don't apologize for HGTV, Greg...you're preaching to the choir; I'm totally addicted to it. Our cable went out last night on SSI and my sister and I had to drive over to our cousin's and interrupt his poker game so we could watch Design Star! By the end of the hour we had him and his cigar-chewing cronies watching it, too. What a sight.

IMO, nothing is as effective as paint. I painted four rooms in our house, the awnings and all the trim. We listed on Wednesday, two people saw it on Thursday and it sold on Friday. Clean it, paint everything that doesn't move, and make sure your landscaping is top-notch.

THERE ARE NO MAGIC BULLETS, as someone said. I have a less than 2 year old house, no kids ever in the house, just my husband and I, in immaculate condition, neutrals, updated with all the standards as granite, even a travertine walk in shower, patio, landscaping added, etc. It is CLEAN and move in ready. It is priced 10,000 below an appraisal we had done 3 weeks ago, and the price is 20,000 less than we paid for it in 9/06. We have also added 15,000 in patio, landscaping, workshop, etc.Our realtor even has it to come up if you google the neighborhood. We have had at least 50 top agents from the area in to see the house and they all say it is great and a good buy. SO, what do we do now? The neighborhood is almost built out, we are in the best area and the surrounding homes are going for 2-300thousand more because they are on the lake - we are one block over. There are no serious buyers. If there are, where are they? We do not know what else to do. Wouldn't be selling except for a job change and you do what you gotta do. I don't think you can reduce the reason as to why a house doesn't sell these days to simple things as paint, clutter, etc. HGTV makes it all look simple and it isn't. We have bought and sold 8 houses in our life and we have never seen what the market is today. Never had a house sit for over 3 weeks!!What a difference. As you can tell, I am very distraught and upset at the whole thing. Thank God we will not owe the bank anything - just a a BIG hit on our equity.
