GSU Student Looking for first time rental place (house, dorms)

little background:
Ive been going to GSU for 2 years now, made the mistake of staying in the dorms a second year.....Anyway, Ive been looking for months for a house in the following areas Little 5 points, Candler Park, Virginia Highlands, and area around Piedmont park. The 2 main obstacles are, not wanting to live in a crappy area (ex south of Dekalb Ave) and annoying landlords who are super flakey. Ive wanted to sign a lease various times, and the landlord just dips on phone calls and everything. One even denied me because I checked yes box to being a smoker (even though I always smoke outdoors). This whole ordeal shoundnt be like finding a job, or a girlfriend I just want a place to live with no arrogant realtor BS. Ok done with that bitching. Just stressed.

anyway, my question is you have any good tips for dealing with these guys or any other helpful information that would relate to this?

anymore areas I should be looking at with these factors below in mind?
- price range 1000-1600$
- I have 2 solid, guarnteed roomates (so 3br 2ba preferred)
- close to marta
- walking distance to restraurnts, bars, shops
- safe
- nice college area with others like me
- a lease starting august would be nice, but I could possibly wait it out live with my uncle in marietta for a while
