Hello. Long time lurker, first time poster. My wife and I are planning to move to the Atl. area within 12-18 months. We lived in Stn. Mtn. (Hambrick Rd. off E. Ponce) up until 07, but we've decided to move back to GA. What are some of the safe-r areas of Stn. Mtn./Lithonia these days? Is The Southlands still a nice area? What about any nice subdivisions near Stonecrest Mall? These are the two main areas we really liked. Any other nice ones? No kids, looking at up to 200K for a house.

If you are going to live in the St. Mountain / Lithonia area, you'll want to consider the Water's Edge Subdivision. It's basically an oasis in an overall area that leaves something to be desired. Being that you don't have kids means the mess that the DeKalb County Schools have become won't really be an issue for you. The positives are that Water's Edge has decent retail including Stonecrest Mall and other big box retailers within a 5 -10 minute drive in both directions. The negatives are that some of the surrounding neighborhoods are increasing becoming infested with the wrong element of people. Southland has many beautiful homes, but the golf course that is a part of it is shot, and consequently, has to negatively affect home values there. Also, you are considerably further from good retail and nice grocery stores.
