Does anyone have advice good or bad on using Duffy to Sell a house? We sold a house by owner in 2006 but 3 houses were for sale right near ours so we just put a sign up and put agents protected on it. The house sold in less than a month and we got asking price. We know live in Cumming and there are no homes for sale in our neighborhood. Our options are fsbo sign & pay to list it on mls which is 399 I think. Or we pay 500 to Duffy and ¾ of a %. I wasn’t sure if buyers agents would be more interested if we were not with Duffy and on our own? Thanks for any help or input.

In case anyone asks the reason we have choose to not use a realtor is the extra cost that will be sent to a sellers agent. We turned the basement into a finished space with heat & air, added a game room, bedroom, and a studio workspace with countertops and cabinets. We also removed 7 trees from the backyard and now have grass growing in a useable backyard which was a dirt backyard when we purchased the home 3 years ago. When you factor in the 6% commission we would be better off renting than selling. We did meet with 1 realtor and he confirmed what we had suspected. With by owner we can keep 3% which equals less of a loss on the house and we can then offer 3% to a buyer’s agent or take 3% off the price of the home if the person who purchases it doesn’t have an agent. We are not expecting to save 6% just 3% to us and possibly 3% to the purchaser.

Agreed. The extra $100 plus 1/3 of 1% is worth it in my opinion.

Default Duffy is Terrible

I have had my house listed with them for over a year.

When I finally needed them which was when I got an offer a month ago, they dropped the ball.

They got documents/contracts to me late - leaving me to scrambe to get them back to the buyer on time.

They did not forward pertinent forms to me.

They asked me for forms weeks after I sent them in.

They sent me an email with tips regarding home inspector and appraiser access via the lock box weeks after eash had already occurred.

In my opinion they are not worth the trouble.

I don't know much about Duffy, but there are other 'discount brokers' (as they are common referred to) that will list your house on MLS and offer basic support for you for a smaller cost than other brokers. But honestly, alot of the time, you get what you pay for.

Thank you all for your advice and feedback. Comcast was out the rest of the day after I posted this. We did sign with Duffy this evening and I guess we will see how it goes. I'll keep you posted. I know have to finish the declutter and take photos.
