I'm guessing this could either be Trader Joe's or Sprout's Farmers Market.

Augusta planning commissioners will hear a request on Monday by Little Diversified Architectural Consulting to rezone just over three wooded acres on Alexander Drive fromsingle-family residential to general business, according to a meeting agenda.
David Powlen, of Little Diversified, said in an e-mail that the firm seeks to rezone the property for a “grocer use.” Powlen added that he would be present at Monday’s planning commission meeting.
The rezoning request encompasses five mostly vacant parcels at 1084-1090 Alexander Drive and 1079 Beverly Drive that are located behind Friedman’s Jewelers and across from the Kroger-anchored shopping center.
Little Diversified, an international architecture and design firm headquartered in Charlotte, N.C., is petitioning the rezoning on behalf of the property owners.

Can't imagine this not being either of those. With Kroger, Publix, Whole Foods, and Fresh Market in the general vicinity thats a lot of groceries. It could even be Walmart Neighborhood market as they have been expanding a lot lately but hoping for Trader Joes.

When it comes to grocers, that particular development company has worked on multiple occasions with Harris Teeter and Vons. Don't see Trader Joe's on their list yet. Grocery & Hypermarkets | Type | Work | Little

I would like to know the total acreage of all parcels combined for the possible development. If the targeted grocer has a store greater than 40,000 square feet with a pharmacy drive through and a fuel station, it is likely a Walmart Neighborhood Market.

Little Diversified Architectural Consulting has also worked for Ingle's Markets. Ingle's Markets is another regional chain that is not in the Augusta market, but is dominant in northern Georgia and upstate South Carolina.

I believe it's only around 3 acres which is too small for a Walmart Neighborhood market..

Three acres is large enough for a discount grocer like Aldi. The nearest store would be at 227 Bobby Jones Expressway, Martinez, Georgia 30907-3404.

I think Trader Joe's is a much stronger possibility than another Aldi... Aldi is building their second metro location in North Augusta and three different locations will be overkill...

Augusta-Richmond County could support another Aldi store like in south Augusta.
