The medical district downtown has really become more compact and urban. In the last couple of years. Augusta with have 2 skylines as we continue to grow. You could say 3 skylines really next to one another. As North Augusta downtown adds more mid and highrises in the future.

The Medical district just needs some nice residential area's in walking distance. Augusta could be on another level then.

With construction on the cancer research building, and St. sebastian downtown connector underway. Along with the school of dentistry. The medical district will be a great place to invest.

Some nice upscale apartments and townhomes right up against the MD would look good. I know MCG is building student housing at the old fat man's. The area around the MD is already built up. So it will be hard trying to find land. As Paine College want's more land too in the same vicinity. The Kroger plaza & sunset projects will be tore down in the future. The school dentistry is going where the gilbert manor project's are sitting boarded up now. Waiting to be demolished next year.
